修养之道


自制力优越一般品格,是一种高贵的修养。要知虚荣心乃人之常情,娘胎而始,随着因人而异的修养而有所改变。

何谓修养?从自制到自然,既来之,则安之,知足常乐,参透一切,笑看一切,大谬也。理不通,智不够,材不足,教之也,训之也,让时间陪着成长,让虚荣慢慢的死去。诚如此,随着成长,人会学会谦虚,懂得放开胸怀,尊敬他人更尊敬自己。脱下了虚荣的面具,不需伪装,你会看到以往未曾看到的世界之美。

伪裝,只是一种姿态。 就男欢女爱而言,男人伪装坚强,只是害怕被女人发现他软弱, 女人伪装幸福,只是害怕被男人发现她伤心。换句话说,缺乏修养的爱是伪装而成,平衡着占有和避免失去的欲望。一说:夫妻本是同林鸟,大难临头各自飞。又说:执子之手,与子偕老;死生契阔,与子相悦。一说:娶了媳妇,忘了娘。又说:世上只有妈妈好。 世事矛盾是因为变化来的太快,想要平衡却措手不及。太多的时间精力都花费在猜人心思,解读背后含义,或打造一个形象。这又何苦?

反之,有修养的爱是神圣和无私,无条件的付出和衷心的祝福。因为少了那份执著,爱才能冰洁玉清。古人云“十年修得同船渡,百年修得共枕眠” ,有如此心境方可修得旷世情缘,觅到真爱。

修养之道何其之深,大家都要好好努力。

Archie picks Veronica


So after 67 years, Archie will finally make a choice between the rich, unattainable prize and the girl-next-door. Poor Betty, she must be heart-broken but let's face it, Veronica is almost every man's dream by current standards. Sure, Veron is spoiled but with good reasons to be so; she is rich, famous, glamourous and sexy.

For the longest time, Archie seemed to have the best of both worlds and I have to question whether Archie can remain faithful and committed. Time will tell or perhaps, this will mark the end of the Archie comics as the writers leave things to the imagination.

Canadian Home Prices Continue Decline

I just checked out the House Price Index May Report which indicates that Canadian home prices are still heading downhill:


More deflation, Montreal holding up best

Canadian home prices in March were down 5.8% from a year earlier, according to the Teranet-National Bank National Composite House Price Index™. It was the fourth consecutive 12-month decline. March was also the seventh straight month in which the composite index was down from the month before - the longest run of monthly declines since the beginning of index coverage in February 2000. The composite is now down 8.5% from its peak of last August.

Of the six constituent city indices, four were down from a year earlier: Vancouver (−9.6%), Calgary (−8.4%), Toronto (−6.7%) and Halifax (−0.8%). While prices were still up from a year earlier in Montreal (3.2%) and Ottawa (2.8%), the 12-month increase in those two cities has decelerated markedly in recent months. In Calgary, prices have been correcting for well over a year now - since August 2007 - and are now down 12.7% from the peak of that month. Calgary has shown monthly declines in 16 of the 19 months posted since then, including every month from last July through March.

Vancouver prices have also shown nine consecutive monthly declines, and are down 11.7% from peak. Toronto prices have declined seven months in a row and are down 10.8% from peak. Ottawa prices have declined five months in a row and are down 4.3% from peak. A run of three monthly declines in Halifax was interrupted in March, but prices there are 3.0% below their November peak. Montreal prices have held up better. In March they were flat from the month before, down 1.6% from the peak of last September after monthly declines in four of the six intervening months.

语言是一种技术也是一种艺术。说话可分多类,如演讲,谈判,盘问,讨论,交流等等。而一个说话高手必须有流畅的思路,能清晰的表达重点,还要懂得顾及他人感受 - 真是谈何容易。就连博学多才的大学教授也常会拐弯抹角,词不达意,导致废话连篇的唠叨。曾为学生的我感触颇深。

虽然废话让人不厌其烦,伤害却还不及恶语。最怕的就是那些说话不经大脑的“粗人”,讲的尽是牛头马嘴和难听中伤,听者尴尬,厌烦,气愤或忧伤。这又何苦? 则不说也罢。

当然,不同的场合有不同的处理方式。有时,强硬的言语在所难免,无可避忌。用于适当的技巧,力道与时机,强硬的处法也能让人心悦诚服。柔训也好,强迫也罢,切记定要留人余地,不可赶尽杀绝。

一个人的说话习惯其实反射着他的人格个性。要知,沉静深思者必定言简意赅,反之性情烦躁者言语必定粗心浮气。常言道“人靠衣装”一点不错,人人都需懂得好好包装自己的言行举止,藏其弱点,突出优点。观察别人容易,观察自己难,因此“少说多看”实是金石良言。有朝一日,也许能达到“惜言如金”之境。

就我而言,“话”要恰到好处,点到为止,有时幽默,有时善意的讽刺,有时装傻的天真。 深觉自己稍有冲动,不够细心,话总急着脱口。

唉。。。要学的东西还很多,要改的坏习惯也不少。做人。。。。还真有意思。

Polina Semionova - The art of dance


The weekend flew by yet again leaving me unsatisfied and drained. There was the basketball session which turned into a whooping. Maybe there was some connection to the whooping Cavs got that same night. Anyways, win or lose, it was good to get some exercise and shoot some hoops.

Last night, the “Festival Of The Lake” turned out to be a snoozer. I have nothing but praises for the talented musicians at work yet let’s face it, 5 orchestra concerts in less than 6 months featuring 15-20 minutes recital pieces are great alternatives to a sleeping pill for the insomniac. I am not condemning the lot, but this kind of music does not appeal to me as much as short and emotional jazz, swing or waltz. I refuse to see this as a lack of class on my part but rather a certain preference for my sensitive ear.

The night was not a complete waste (benefits of sleep excluded). These amazing young talents did inspire me to continue to practice hard at piano even if I will never be quite as good. I will continue because I have heard music which caresses and kisses you. Because I have seen beauty that mesmerizes, takes your breath away and leaves you wanting. Sometimes you stand in awe of its beauty, feel love flowing through your veins and your heart wants to dance.

生命意义何在?信念,健康,爱情都是生命的基础。而一切的一切就发生于现今,并非过去,更不是未来。有时间,去欣赏一下花的笑容,和你的亲人说句贴心的话儿,给长期没联系的朋友打个电话,在出门前拥抱一下你的爱人,做一些自己的喜欢事情,吃一顿像样的晚餐。。。。

伟大不是我的目标。平凡的生老病死,体会每个人生阶段,能及时行乐最好。总而言之凡事不能理想化,这个世界不停的改变,没有人能捉得住方向,变化是宇宙存在的本质。最后能留下的,也只不过"问心无愧,无怨无悔"八个字。

Rent: A Fundamental Driving Force


I remember a short 4 months ago, pessimism was the consensus for the local (BC) real estate and predictions were made for 30,000 of inventory by 2009 Summer. Now, you see listings getting multiple offers with prices over the asking and deals made within a couple of days on the market. What has changed?

To answer the question, we must first understand that the population and housing count in Vancouver are pretty much fixed. Immigration has been slowed so there has not been as much population boost as the past couple of years. So our situation is that there is a significant increase in housing stock above what population growth can fill.

But data has shown that inventory has dropped compared to last year. Sales in the past 3 months have been climbing and not showing signs of slowing. The low interest rates have prompted people to become home-owners using their properties to generate rental income. Others just want to hop on the wave.

This brings us to the underlying problem: the number of landlords and renters must balance. That means, effectively, for every landlord, there must still be a renter available to fill the property. With more and more people shifting from being renters to home-owners, the balance will be disrupted.

Let’s not forget we are in midst of an economic crisis. Lack of job security, lower wage and credit crunch all put rents under pressure. As securing rentals become more and more difficult, the demand for home ownership will decline. Ultimately the utility provided by housing, in the form of the rents, is all that backs prices.

The current real estate market activities are not backed by fundamentals which is a clear indication that it is driven by speculators. People keep telling me that the market is hot AGAIN. I tell them to cool down.

Oei Hong Leong loses $1b, takes Citigroup to court


Singapore Tycoon, Oei Hong Leong, who owns the Plaza of Nations and other properties in Vancouver, has hit the headlines after a $1 Billion loss on foreign exchange and US Treasury bonds last year.

What is interesting is that he has fully paid off his losses with a net worth of just $210 Million. Now throw in a lawsuit and you have to wonder how much more debt he would and can incur should he lose.

Aging - Know Your Body

I totally agree, but it is still important to live long. To date, the longest documented human life has been 122 years. This is by no means the norm but along with information and technological advancement, people are enjoying longer life span. The difference being that we learn more about our body and how to take care of them as they age. The following changes with age:

Cardio

Heart muscle becomes less efficient, less pliant and less able to pump large quantities of blood. Blood vessels lose elasticity and hard fatty deposits may form giving you high blood pressure or heart disease.

Skeletal

Bones stop growing in mid 20s, eventually even starting to shrink. Women especially may experience less bone density which can mean bones break more easily. Muscles become less elastic. Joints become less flexible. In other words, bones loses their strength.

Digestive

Oh constipation, thou a pestering bitch!! Intestines slow down, secretions diminish a bit, and swallowing slows down, too. The dumping system clogs up every so often as a result.

Urination Process

The kidneys lose efficiency in waste removal. Medications, high blood pressure and diabetes can damage them further. About a third of people over 65 lose some control of their bladder function - for a number of reasons (including heavy cough, overweight, and that bugaboo - constipation). Post-menopause women may have stress-incontinence as hormones lessen and tissues in the urethra thin out. Men can sometimes trace the cause to prostate issues.

Brain and Nervous System

Older people's brains lose neurons and memory becomes less sharp. Reflexes slow down causing a lack of coordination sometimes. There are many mind exercises and physiotherapy that can help counter some of the aging effects.

Senses

Eyes dry out. Retinas thin and lenses get cloudy. By 40, you will probably need reading glasses. Pupils can get less responsive and night driving gets uncomfortable. Some people develop cataracts, glaucoma or macular degeneration. Mind you, many of the damage will be irreversable even if it can be slowed. Hearing loss is extremely common especially when it comes with deafening music in headphones/earphones. Certain high tones will no logner be detectable. There are many hearing correctors available - surgeries, implants and digital hearing aids.

Mouth

Taste buds change. Dry mouth may make infection or decay a problem. Most people can keep their own teeth all their lives but maintenance is crucial. Almost any dental problem can be corrected if caught in time. Mouth cancer is more common in older people. Therefore dental checkup is important..... and expensive.

Skin and Hair

Skin and hair get thinner. Both loose flexibility and can be more easily damaged. Hair may turn grey. Many people notice dry skin and wrinkles because oil glands can't produce as they once did. Bruising happens more easily. We develop age spots and our nails grow very slowly. It's important to hydrate consistently because your sweat glands don't work efficiently and it becomes tougher to stay cool in high temps. Heat stroke is a danger. Sun exposure is the major factor in aging of skin. If you smoke, there's a 40-50% chance you'll get skin cancer at least once by the time you are 65.

Sleeping

According to the experts say your sleep needs, as an adult, don't change much. So if you're good with 7 hours of sleep, you'll probably still need the seven or eight. You won't sleep as soundly as you age, so you might have to be in bed longer to get those hours, and waking during the night becomes pretty common.

Weight

If your activity level decreases, you might have real trouble as your metabolism turns sluggish. The fat will go right to your hips, buttocks, tummy and thighs as you burn fewer calories. God, I hope so!!

Chrysler closes 789 dealerships


The news of Chrysler LLC seeking to reject 789 automotive dealership agreements stirred aggressive criticism.

1. How valid is the claim that such a decision will improve profitability in the remaining dealers?
2. What criteria are they picking the dealerships to close?
3. What about those that have proven to be sustainable but are situated in a suburb area?
4. And no compensation package to ease the dealerships through a transition?

Well, on the bright side, I had never been a fan of Chrysler.

X-Ray Glasses


Have you ever wanted to be a spy? Lots of spy toys are currently on the market and are so user-friendly, even an idiot can look cool using it. For example, did you ever want to be able to see if the next person is hiding a gun under his coat? The X-ray glasses are no longer a fantasy but instead now come with 470 lines of resolution. And for some of the perverted few, they would be used with a camcorder to record voyeur pictures or movies.
How do they work?

Under normal light, Both visible (light you can see) and infrared light (light you can't see) will pass through some materials covering an object and be reflected back by the object's surface.
In this case the reflected visible light is too strong and saturated preventing you from seeing through the material with the naked eye.

However, if the reflected visible light is filtered out and only the reflected infrared and the required light is captured using special made sensitive cameras inside the glasses, the covered object surface will be visible.

With the advancement of technology, no one’s privacy is really safe. However, it may help to wear thicker clothing as these so called x-ray glasses do not pass through thicker materials.

The price for an x-ray glasses with palm size portable DVR is approximately US$2,400. These toys don’t come cheap and owning some of them are against the law.

Gordon Campbell may not be perfect but he has proven that he is a man who gets things done. He handles himself with a sense of humility even though his intentions are always political. You will love him because of his charismatic presentations and publicity, and then you will hate him because by God, he is quite the hypocrite. But who can blame him? Such are the prerequisites for success in politics and at the end of the day, he has won his place yet again as the Premier of Canada.

And that is all that matters.

Campbell undertook two major reforms in his second term, both of which were hugely controversial.

The first was a carbon tax. Though highly unpopular, it earned the Premier respect for taking action.

The second was aboriginal affairs. While Campbell's first term government was outright hostile to native land claims, his second term changed both tone and policy portraying Campbell as a champion of reorganizing aboriginal land title and ensuring improved living standards.

Sure, his government battles accusations of corruption which may very well be true, but it does not take away from the fact that he is taking actions to bring Canada to the next level.

On another note, the Green party continues not to win a seat which should be indicative that we are no where near a green society. Sad indeed when we live in one of the world’s greatest city for living.

Happy Mother's Day


I hope everyone enjoyed their Mother’s day. I know I did. It was a night filled with great music and food, not to mention the company.

It was not the usual house party, instead it was more like a mini in-house concert with 3 brilliant pianists, 2 opera vocalists and 1 clarinet artist. There were classics, musicals and mad good improvisations serenading the room. Then there were the few that took turns to lay under the piano while the vibrations massage them all so comfortably. Words fail to capture the magic of the night - it was a night to remember.

Then today came and I am once again buried in work that regenerates faster and faster. I am sure I got the Monday blues.

Some were celebrating, while some......

Frank came in this morning with a swollen black eye and a cut that required, by my estimate, 15 stitches. Did I mention that I have Agliophobia? But something kept me there, listening to his story of a car accident yesterday.

(The following may contain tragic subject matter not suitable for the weak-minded.)

There he was lying in a pool of blood, conscious but barely. A second ago, he was waving to his son across the street. It had been five, six years since they last met. They were both tied down with work even during holidays. Work has become their sanctuary for everything else. Sometimes they will call each other, and just knowing that they were in good health seemed enough.

The pedestrian light was blinking, warning to change. He saw the crowd cross and followed. Then he was lying there, feeling numbing pain. People were gathering, there was his son crying, screaming for help but he could not hear a whisper. He wanted to move, but he couldn’t. Nerves were exploding as he saw the fear on everyone’s faces. Imagine complete darkness, not able to move or even call for help. It kills your will and dries your soul. He thought of his late wife, his only son and remembered why he was in New York that day. Courage seeped through him. His heart calmed. He drew a smile. Slowly, he closed his eyes and slept.

35 years ago on that day, he held his first-born in his arms. That day, he was the luckiest man. That day, he lost the loved of his life.

It's Friday and boy, the day is crawling. It has become quite the trend lately, work, work, work and then it's piano and NBA for leisure. Routine but I am quite comfortable the way things are.

Though it is still nice to stretch once in a while, catching up with recent news and be in awe of the rapid change in market emotions, but at last, I am getting too tired to debate over how all the so called tests or stats are limited in their measurement of the extent of decay that has destroyed the free market system. I laughed a little when I heard about the leak of the stress test results over a week ago, quickly dismissing it as merely a gimmick. It presets a standard and raises people's tolerance of what is acceptable as good news.

So when the report cards came out, people started quoting "No news is good news" or better rephrased as "Less bad news is good news.". I swear I almost cried at the market's reaction. Naive? Compulsive? Or just desperate to take any news and look at it positively. By some self-fulfilling prophecy, maybe it will all turn around. Then maybe it will justify why just the other day, I saw a $3 Million house get multiple offers and sold for $3.4 Million. More and more people approaching for land loans for developments.

Almost time to get off work. Maybe I will go get a good book and relax.

Great Travel Deals

There are plenty of people searching for great deals in midst of financial crisis. Just yesterday, I was rather surprised to find two-way trips to Taiwan for a 6 days full tour, respectable lodging and food provided, all for a cost of CAD$1,200. This is among many other eye-popping travel deals on the shelf, so claimed one of the biggest travel agency in town which is not to be named.

According to them, their business had never been better. It is not easy to convince a skeptic such as myself especially when I had been under the impression that people are tightening their wallets. Then it struck me that with airlines, hotels and tourist attractions all suffering from reduced demand, the only logical solution to the vacancy woes is to cut prices. Imagine a little here, a little there, if you add all the discounts together, you might just end up with a ridiculously GREAT deal.
